Steps in Buying a Home

- Pre-qualify or pre-approve buyers with mortgage company to purchase real estate

- Buyer agent compensation will be paid by sellers or builders for the purchase of any real estate

- Buyer representation agreement signed

- Real Estate requirements established:  bedrooms, square feet, location, age, garage, living areas, yard, swimming pools, etc.

- Search the MLS for available real estate in the area or contact builders

- Make appointments to view homes or meet with builders

- Choose real estate or plan for building -- perform a market analysis on existing real estate sold in the past 6 months

- Submit a contract to the seller with option and earnest money checks fo

- Acceptable and executed contracts are submitted to title companies, individuals, mortgage companies, and real estate companies - checks are cashed by sellers and title company immediately in most cases

- Home inspection is conducted during the option period and buyers are responsible for payment - estimate $120 - $250 depending on size

- Contract could be terminated during the option period if the buyer and sellers do not agree on repairs or items on the inspection report

- Contract goes forward if all parties agree within the option period

- Agents works with buyers to order appraisal, survey, and termite inspection

- Buyer agent will assist with coordinating repairs and treatments

- Prepare buyers for closing and set up a closing date

- Agent gives the buyer utilities company names and phone numbers to transfer service prior to closing - at least a week out

- Conduct a walk-through inspection at least 2 days prior to closing

- Agent completes the walk-through inspection form

- Agent and buyers review closing statement prior to closing and make corrections if needed

- Agent attends closing with the buyers

- Buyers will receive keys after closing and funding by the mortgage company - temporary lease may be needed or moving may be delayed
